The time you have all been waiting for is finally here. Pre-leasing for Phase III at Bowman Pointe has officially begun!
While the construction crew continues their hard work to get Building 11 ready by July, our leasing team has been processing piles of new applications. That has lead to a lot of questions, and we are here to clear them up.
Do You Have Rooms for Rent?
We only have apartments for rent, not individual rooms. We also do not allow subletting of any kind.
What Is a Co-Signer?
Now, if you don’t meet the income requirements for the apartment you chose, we will ask if you can add a co-signer, or guarantor.
A co-signer can be a friend, relative, etc. Their monthly income just needs to meet or exceed five times the apartment’s monthly rent.
We will also run a background check, credit check, and income verification for your co-signer, just like we do with all applicants.
Should you decide to use a co-signer on your apartment application, it’s important to note that they are added as a co-signer to the entire apartment (not just as a co-signer for you as an individual applicant).
This means your co-signer will be just as responsible as you, and any roommates, if rent ever goes unpaid.
Why Was My Application Cancelled?
Bowman Pointe has a 72-hour rule when it comes verifying your income during the application approval process.
In other words, once we request income verification from you (check your emails and read them carefully!), we give you 72 hours to fulfill that request.
Within those three days, you need to provide us with a copy of your W2 and three most recent paystubs. (If you just accepted a new job, a copy of your offer letter suffices as well.)
If we do not receive a response for three days, we will consider your application cancelled. The apartment will then be placed back into our online leasing portal and someone else can snag it up.
Is My Application Approved?
We are so thrilled that Phase III applicants are excited and anxious about moving to Bowman Pointe. It’s awesome, and we cannot wait to welcome you!
However, we ask that you please be patient.
Just two weeks ago, we opened the first building in Phase III (Building 11) for pre-leasing. Out of the 52 apartments available in that building, 35 were taken in the first 24 hours. 40 were gone after just one week!
This means we are processing dozens of applications at one time, and it takes time to get everyone approved.
Every step along the way, we will communicate with you about next steps.
If you haven’t heard from us in a while, stay calm! It doesn’t mean that your application has been denied. Most often, it just means we are waiting for a rental verification from your previous address(es).
Trust us: you will hear from us as soon as you are approved!

When Will the Next Building Open?
Building 12 will be the second and final apartment building opening in Phase III.
Honestly, we have no idea when we will be able to start pre-leasing for that building. All the rain we’ve been getting has put a big damper on the construction timeline, and it stinks!
Hopefully, it will be ready by the end of summer. Just keep watching us on social media for announcements!
